Over the past few years, the Gulf Coast has truly emerged as a hot housing market. People were attracted to the coastal lifestyle and affordably priced homes that stretched from Tampa to Naples. However, it was Fort Myers that held the top spot.
Now, news and pictures of the damage, which includes entire neighborhoods destroyed, is reaching the public. This has led to speculation that those who have recently bought homes may not stay, and others considering Florida’s West Coast will now look elsewhere.
According to Andrew Shader, expert opinions vary. Many are waiting and watching the market. He recommends gathering as much information as possible and taking an objective approach.
There is absolutely a chance that many people who were considering a move to this area are rethinking it. Others who have been thinking about moving away from Florida may be motivated by the hurricane to do just that.
A psychological effect known as recency bias could also come into play. An event plays the largest role in decision-making processes just after it happens. Hurricane Ian could cause a drop in interest in the Florida housing market, at least temporarily.
There’s also the matter of insurance rates, which will surely go up. However, these were already some of the highest in the nation. Before blaming Ian for all of this, people must remember that the housing market was already slowing. Higher interest rates have made affording a home simply impossible for many.
Andrew Shader encourages people to remain positive about the real estate market despite these negatives. Looking into the more distant future, Florida will still have many features that attract home buyers and investors. He points to other hurricanes and tropical storms that have caused temporary slumps, but recovery has always followed.
